Mall妹 2017 手記(1): 高層問題

  • 拿著商場的Shopping Directory「購物指南」,你看到的是一頁又一頁色彩繽紛的商場平面圖。但身為「商場設計者」(天音:做leasing就leasing啦orz),你嘅眼球要由2D 升華到3D!
  • 例如在3樓近void位置(即有自然光透光個窿),你要想像,你係shopper企咗係2/F樓望上去,個d 近balustrade嘅shopfront櫥窗是否吸引?會否motivate到你花腳力搭escalator上去買杯嘢?或者會令你好奇行上去睇下?或者有冇d outdoor seating area你會想上去買個cake坐下?所以也是一個visual視野的藝術!
  • 在成都我做嘅mall係幾horizontal (and outdoor!) ,得basement,ground floor(大陸嘅1樓),first floor (大陸嘅2樓)。所以真係可以幾2D咁睇平面圖做事,floor plate大,冇「高層」問題,但死角位變多(呢個就要睇畫則/ circulation 位architect嘅技術了)。但依家做緊一個7層樓嘅mall,floor plate都比較細,所以需要扯高嚟睇。
  • vertical mall嘅好處係,租金range可以拉得更闊(say 1/F vs 7/F),品牌嘅positioning都可以 比較diverse,對於個mall嚟講,可以提供到更大variety嘅offerings。
  • 但問題係,retailer好少會想上太高嘅樓層開鋪!理論上,每上一層,人流就會減少dd。(咁of coursw and also thats why 戲院同餐飲food court都放係高層當係foot traffic嘅magnet)。
  • 招商角度嚟講,我自己覺得做vertical好似困難d….
