大家見到 又一城AMC結業嘅消息,

就開始被“集體回憶”同“地產霸權“沖昏腦袋。

  • 租約期滿,唔代表冇咗間戲院架麻,可以係換cinema operator 架麻,有冇需要咁大反應呀?
  • 舊嘅做得唔好,自然要換新架啦。仲可以趁機翻新revamp,不知幾好,依家d戲院technology好先進,又有atmos全景聲,又有好advanced嘅seating等等,唔進步就被淘汰架啦。
  • 見到d人話會唔會轉做其他名店,金鋪,藥房,可唔可以用少少logic?幾萬square feet嘅戲院,咁嘅cinema provisions,咁嘅layout,咁多層,咁多間houses,請問你點樣imagine到可以變一間藥房?
  • 當一個shopping mall 要畫master concept plan嘅時候,已經會將“戲院”設計埋入去。因為戲院所需要嘅unique features,例如stadium seating,headroom,放映室,ticket counter位置,幾多間houses等等,都要一早plan好。
  • 擺係邊一層都好重要。好多戲院都放係最高層,並避免entrance對街(例如Times Square嘅新戲院都唔再向街,搬咗上樓),因為想draw d人行下個商場。
  • “咁又一城可能會demolish咗個戲院,subdivide,做個新area架麻!”好,
  • 一)做呢d有關structural“大改”,算係A&A Works (Alteration and Addition Works), i.e. 要改個building盤古初開嘅General Building Plan (GBP),係需要做好多feasibility studies,再submit 去BD (屋宇署)approve,而交去政府d野,係非常time consuming,呢d structural改變亦需要花好多錢。呢個step真係免得就免。
    (拿,但Times Square嘅case又唔同wor,個舊戲院係位於全球最貴嘅街道之一嘅羅素街,而且有Tiffany & Co. 咁嘅新租戶,計計條數,咁又值得去做大整改。)
  • 二)最簡單最簡單嘅理由,一個developer點會唔要間戲院呀?!依家“實體零售”(brick and mortar retail) 有e-commerce已經好難做,一個商場一定要靠experience-based嘅tenants去維持人流同埋吸引力 ,戲院,溜冰場,遊樂設施,公園(好似Hopewell九展嘅跳彈床),呢d可以算係一個商場嘅pacemaker。所以,點解有人會覺得又一城會唔要間戲院架?!!!

所以,大家睇新聞,唔好咁大反應啦。

不過,我自己都覺得AMC呢個brand係比較premium嘅。不過都唔排除會有新concept冒起,拭目以待。

  1. It seems the reasons of the noise is because of incomplete information. The tentent, instead of the mall annouced the news at first hand. Hence, the details that you mentioned (eg will have a new cinema) are all hidden. And, it is not the first time that a cinema is demolished for another use (like the Tiffany case).

    1. XD 新聞內文有講會傳聞有新operator接收,不過好多人見到個headline就overreact咗。(但係,如果最後又一城真係give up個戲院,我呢篇post就會lorr咗,哈哈哈)
